Character Passive House Renovation
Pre-1940's Duplex Conversion
A green story by Marken Design + Consulting.
Vancouver's 1st Character Merit Passive House
Marken D+C has taken on the challenge to turn a pre-1940's character house into a Passive House Duplex.
The City of Vancouver has implemented new bylaws for the retention and renovation of character merit buildings - buildings that have been built pre-1940's and have been assessed by the City as character buildings.
Located on a RT5 lot, the existing 800 sqf house had little original features left-most has been replaced or renovated by the previous owner. Our challenge of the character assessment was still rejected by the City and questions remain as to the feasibility of the current bylaw.
Said that, our team and a very patient client moved forward with a comprehensive 2,400 sqf. Passive House duplex concept and we expect to receive the development permit shortly with construction start scheduled for spring 2018.
And we can call ourselves character merit experts now...
The design program features:
- Traditional Retention Design Scheme
- Eco-friendly materials and products
- Aiming at Passive House standard
- Triple Pane Windows
- Ultra Efficient Heat Recovery Ventilation system
- Heat Pump Hot Water Production
- ..and much more
